Seasonality impacts Denver’s luxury real estate market, and according to the Denver Metro Association of Realtors (DMAR) market trends report, spring is in full effect. As we move toward busy-season summer, brokers are expecting a hot market, with demand already outpacing supply.

“March represented an early uptick as we saw a close-price-to-list price ratio of 99.09 percent and median days [on the market] decreased 54.17 percent month-over-month,” says Andrew Abrams, DMAR Market Trends Committee member. “We will continue to see increased inventory, increased buyer demand, and the potential for competition. While interest rates will pace the market, the seasonality will undoubtedly have a big impact.”

Below, a handful of local for-sale picks from the spring crop, including Denver designer Andrea Schumacher‘s bold Bow Mar ranch.

The High-Style Ranch House

5416 Sunset Drive, Littleton ($3.95 million)
