Lower Highlands (LoHi) is part of the greater Highlands neighborhood and is one of Denver’s most sought after locales to reside in. An eclectic mix of sleek, ultra-modern and classic architecture collides, which creates a neighborhood setting as vibrant and dynamic as its residents.

New businesses, restaurants and nightlife have revitalized the area, and locals and visitors alike flock to LoHi to indulge in all the best of what Denver has to offer. This recipe creates a unique opportunity for savvy Denver buyers who seek to be conveniently near it all.

Considering LoHi is a cultural enclave not shy of welcoming innovation, that is why Espadín — a contemporary condo concept — calls this bustling area home. Designed by local firm Sprocket, and developed by Urban Green, Espadín is a first-of-its-kind, for sale condo building that represents a new movement in real estate.

Espadín marks a new paradigm for sustainable development in Denver where the cutting-edge, modern construction commands attention in the evolving Lower Highlands neighborhood. This five-story condo building is both utilitarian in nature and visually striking by design.

Starting with the visually engaging façade, natural wooden structures form a sculpture-like appearance while acting as the shell for the functional, energy-efficient interiors. Intending to achieve LEED Platinum accreditation, the building features photovoltaic panels, high-efficiency appliances and water fixtures, smart thermostats and a tight building envelope to maximize the eco effects. Sprocket Design and Espadín set the new standard for innovation in Denver and beyond.

Sprocket Design Build // Espadín

Perched on the corner of Zuni St + 29th Ave, this five-story condo building pronounces a critical entry into the Highlands Neighborhood. The building form is utilitarian – designed to provide functional interior spaces with easy access to the outdoors.  Large patios allow room for residents to stretch out, while the rooftop terrace provides a gathering space to sit and enjoy panoramic views to the city, Front Range and mountains beyond.

From the pedestrian point of view, the wooden lattice structure appears to grow from the grade plane, weaving its way up and around the building to the fifth story balcony and creating a buffer between the busy street and the residences above.

Programmatically, the building offers both residential and urban components with a restaurant located on the ground floor and 46 residential units on the floors above. Unit floorplans range in size from studios and one-bedrooms to larger two-bedroom lofts, all with significant access to daylight, stunning views and outdoor space. Enclosed underground parking is also provided for residents and guests with access located off the alley.

Underlying all design decisions is a sensitivity to the environment and a goal of attaining LEED Platinum accreditation. In utilizing photovoltaic panels, high-efficiency appliances and water fixtures, smart thermostats and a tight building envelope, the project has the potential to set a new paradigm for development in Denver.
