Sprocket Design Build // Lighthouse Story
Perched on the corner of Zuni St & 29th Ave, this five-story condo building will pronounce a critical entry into the Highlands Neighborhood. The building form is utilitarian in nature – designed to provide functional interior spaces with easy access to the outdoors. Large patios allow room for residents to stretch out, while the rooftop terrace provides a gathering space to sit and enjoy panoramic views to the city, front range and mountains beyond.
From the pedestrian point of view, the wooden lattice structure appears to grow from the grade plane, weaving its way up and around the building to the fifth story balcony and creating a buffer between the busy street and the residences above. The warm, natural qualities of the massive timber beams create a sculpture-like presence that can be appreciated by both passers-by and residents alike.
Programmatically, the building offers both residential and commercial components with a large commercial space located at the ground floor and 46 residential units on the floors above. Unit floorplans range in size from studios and one-bedrooms to larger two-bedroom lofts, all with significant access to daylight, views and outdoor space. Enclosed underground parking is also provided for residents and guests with access located off the alley.
Underlying all design decisions is a sensitivity to the environment and a goal of attaining LEED platinum accreditation. In utilizing photovoltaic panels, high-efficiency appliances and water fixtures, smart thermostats and a tight building envelope, the project has the potential to set a new paradigm for development in Denver and beyond.
