setting the stage

Every home has a cool factor, and we help you find it. How?

Our associates are connoisseurs of design and experts in architecture. As visual artists, we view every home through today’s worldview, seeing the impact of design trends. Because design and décor fade in and out of style, we guide our clients to present their homes in the most desirable ways.

Well-presented homes may have more showings, spend less time on the MLS and sell for a higher value. As we ramp up for a busy summertime season, here’s our expert advice on how to prepare properties using the mhm lens.

It’s showtime.

the do-it-yourself details

Implementing high-touch design comes down to the details. These simple suggestions will help showcase your home in the best light, so you’re ready to go live.

well-curated color palettes

An easy way to revamp and refresh your home is by simply switching up your home’s color swatch.

touch up paint

If you’re not up for the suggestion as mentioned above, consider just a little concealer instead. Smudges, marks and peeling paint can be quickly and easily covered up, which revitalizes a home.

impart pleasant scents

Please repeat after me: smells help you sell. One of the oldest tricks in the book is filling your atmosphere with pleasant scents. Our sense of smell is powerful, and we associate scents with memories. Trigger positive, happy memories during a walk-through with some of these summer-inspired suggestions: zesty citrus, fresh mint, blooming flowers, clean linen or sweet berries.

declutter + create space

Now is the perfect time for spring cleaning. Store nonessentials out of sight to keep the environment open and inspiring.

find balance with furniture arrangements

Again, simplify the space by removing extra chairs, cushions and ottomans. For example, if you have five counter height stools, consider leaving three to help clear the room.

repurpose rooms to add value

Prove that all of your home’s square footage is valuable. Convert an unused space into an office, additional bedroom, chic entertainer’s lounge or workout studio.

maximize warm/calm lighting

Searching for a home is stressful, ease potential buyers by using warm lighting that promotes relaxation.

bring in life with plants + flowers

A little life goes a long way: fresh flora and vibrant green plants add a lively touch to the overall décor.

saving it for savvy professionals

In some cases, it’s best to leave the home presentation up to the professionals. Home stagers are interior designers on steroids. Whether a home is vacant or occupied, stagers come in and embellish homes with a neutral style that appeals to the masses (i.e., potential buyers).

Don’t know where to start? Ask your broker associate for their recommendations of local home stagers with an artillery of sleek, modern furnishings.

Here’s what buyers are saying about the impact of a stunning home presentation according to a 2019 study from the National Association of REALTORS Research Group.

On average, staged homes spend half the time on the market compared to un-staged homes.

Over 83% of buyers find it easier to visualize the property as their future home when it is staged.

Almost a third (28%) of buyers are more willing to overlook property faults when the home is staged.

In a NAR Profile of Buyers, 84% of buyers reported the photos to be the most useful information. Those images carry more weight than facts like square footage and the number of bathrooms.

A National Association of Realtors (NAR) survey found that 71% of seller’s agents said that staging increases the dollar value of a property.
